Rules and Policies

  1. Smoking is NOT allowed and is terms for immediate eviction with no refund plus a $2,000.00 cleaning fee. 
  2. People other than those in the Guest party may not stay overnight in the property. Any person in the Property is the sole responsibility of Guest. Guests are not allowed to exceed the maximum occupancy of 16 people. 
  3. Guests should not create excessive noise at a level that disturbs neighbors; Walton County enforces quiet hours from 10:00p.m. – 8:00a.m. No parties are to be held at the Property any time of the day. 
  4. Walton County strictly enforces Minor in Possessions. No one under the age of 21 is permitted to be in possession of alcohol anywhere on the premises of the Property nor common areas of Grove at Inlet Beach. 
  5. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guests. Guest shall keep doors and windows locked at all times. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 
  6. Keep the property and all furnishings in good order and do not remove them from the Property. 
  7. Only use appliances for their intended uses. 
  8. Pets are NOT allowed.  
  9. Parking: Parking is limited to 4 vehicle(s).  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Please be kind to your neighbors and only park in your driveway.
  10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 
  11. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. Please roll your garbage cans out to Walton Rose Lane on Monday and Thursday evenings for trash pickup on Tuesday and Friday mornings. 
  12. Landscaping: Please respect the landscaping. Do not use plants or planters to hang towels, clothes, or beach gear on them. We want the property to look just as good for the next guest as it did for you. Using landscaping for a laundry line kills the plants. 
  13. Doors and Windows: Please do not leave doors or windows open unless they are actively being used for ingress and egress. When doors and windows are left open, the salt air destroys the HVAC system and the humidity destroys the millwork in the house. Please keep all doors and windows locked.   
  14. Toilets: Please do not flush anything except human waste and toilet paper. Even if the label says flushable wipes, please do not flush them. Hair, wipes, and hygiene products destroy the grinder pump that will make the sewage system inoperable and require a plumber to make a visit to get the sewage system working again. Plumbers are not readily available so it might be days with no working plumbing if you flush anything beyond human waste and toilet paper. 
  15. Storms: If there is a storm or hurricane, no refunds will be given. If you desire travelers insurance, please arrange via a third party.
  16. Minimum Guest Age: Grove at Inlet is a family friendly neighborhood. The minimum age requirement of the Guest is 30 years old. Guest may not check in and then vacate the Property with the intention to leave the house with all Guests under 30 years of age. Doing such will result in an immediate eviction, Homeowner earning the full rent, and Guest forfeiting the full Refundable Security Deposit.


  1. Check In is 5PM. We love would to have you settle in earlier than 5PM, however we cannot guarantee any early check ins. We will do our best to work with our cleaning crews to accommodate an early arrival, however much of an early check in is dependent on the prior party leaving promptly. Cleanliness is important to us and we will not waver on this. We will contact you as soon as your house is available for check in. 
  2. We will send a check in flyer to guests a week prior to your arrival. At that time we request a 4 digit code for the door looks. Should you not provide one we will choose a random 4 digit code for you. By providing a code in advance you will expedite the check in process.

  1. Check Out is 9am. We love having you and always want you to return but we only have 6 hours to fully clean the house and get ready for the next guests and our cleaning crews need every minute of this 6-hour period. Late check outs will be fined $500 per hour as we want the next guest to have as good of a stay as you did and that starts with cleanliness. This is not an option to extend your Rental Agreement.
  2. We remove linens from the property for laundry service. Please leave all linens on the bed and all bath towels in the bathrooms. The cleaning crew will sort, bag, and clean all linens.
  3. Please have all dirty dishes running in the dishwasher when you leave.
  4. Please do not leave any items in the washer or dryer. The cleaning crew needs to be able to access and use the washing machine at 9am for any emergency laundry.
  5. Please lock the exterior doors when you leave. The cleaning crew will be able to gain access on their own.


The novel coronavirus, COVID-19, has been declared a worldwide pandemic by the World Health Organization and the Center for Disease Control (CDC). COVID-19 is extremely contagious and is believed to spread mainly from person to person contact. As a result, federal, state, and local governments and federal and state health agencies recommend social distancing and have, in many locations, prohibited the congregation of groups of people.

Neither Inlet Management, LLC (Rental Management), the Homeowner, nor the Homeowners Association (Association) can guarantee that Guest, its family, or guests will not become infected with COVID-19 while using the lease property and community amenities. Guest acknowledges that Rental Management, Homeowner and Association do not carry liability insurance providing coverage for contracting an infectious disease. Guest also acknowledges the contagious nature of COVID-19 and voluntarily assumes the risk that Guest and all members of their party may be exposed to or infected by COVID-19 while using the leased property and community amenities and that such exposure or infection may result in personal injury, illness, permanent disability, and death.

Guest agrees to assume all of the foregoing risks and accept sole responsibility for any injury to itself, members of its party and guests (including, but not limited to, personal injury, disability, and death), illness, damage, loss, claim, liability, or expense, of any kind that we may experience or incur in connection with our use of the rented property and community amenities.

Guest hereby releases and covenant not to sue, discharges, and agrees to defend and hold harmless Rental Management, Homeowner, and the Association of and from the claims, including all liabilities, claims, actions, damages, costs or expenses of any kind arising out of or relating thereto to the contraction of the coronavirus infection or COVID-19. Guest understands and agrees that this release includes any claims based on the actions, omissions, or negligence of the Rental Management, Homeowner, Association, its employees, agents and representatives, whether a COVID-19 infection occurs before, during, or after the lease term.

Guest acknowledges the contractual assumption of the risk as set forth herein is a specific condition of Homeowner agreeing to lease the property. Guest acknowledges this is a specifically negotiated term and monetary amount of the lease is specifically based upon the inclusions of this provision.
